The purpose and intent of this district is to retain the character of existing single-family residential areas, to maintain the existing low residential density, and to encourage the preservation of permanent open space by providing appropriate standards, to exclude activities incompatible with development and to create conditions conducive to carrying out the broad purposes of this Chapter.

Yards

Front Yard, Minimum (feet): 50 feet.
NOTE: For exceptions to minimum front yard requirements, see § 510: Front Yard Regulations.

Side Yard, Minimum (feet): 25 feet.
NOTE: In the RC, FC and I Districts, side and rear yards shall be subject to the buffer yard requirements of § 609: Buffer Yards.

Rear Yard, Minimum (feet): 35 feet.
NOTE: In the RC, FC and I Districts, side and rear yards shall be subject to the buffer yard requirements of § 609: Buffer Yards.

Building Spacing and Height Regulations

Building Spacing, Maximum (percent): 200%.

Building Height, Maximum (feet): 35 feet/3 stories.

Building Coverage and Floor Area

Lot Coverage Individual Lots, Maximum (percent): 20%.
Lot coverage is the total roof area as a percentage of the net lot area. This does not include uncovered porches and uncovered decks but it does include garages, covered porches, pergolas, sheds, etc.
